Frequently Asked
Questions

Honest answers to what Knoxville homeowners ask most often about pressure washing.

General Questions

Do I need to be home during the service?

No — as long as we have access to the areas being cleaned and a water spigot, you don't need to be home. We'll send you a completion text with photos when we're done and the crew has left.

How soon can you schedule?

Most jobs can be scheduled within 2–5 business days. For urgent requests (pre-listing, event prep, etc.) call us directly — we can often accommodate same-week or even next-day service depending on current availability.

How long does a typical job take?

A house wash takes 1–2 hours. A driveway is 45 minutes to 1.5 hours. A combined house + driveway + roof job typically takes 3–5 hours for an average Knox County home. Commercial jobs vary — we'll give you an estimated timeframe with your quote.

Do you offer discounts?

Yes — military (active and veterans), police, fire, and EMS always receive 10% off the total invoice. We also offer bundle savings when you book multiple services in a single visit (e.g., house + driveway). Just mention it when you call or note it on the quote form.

What areas do you serve?

We cover all of Knox County including Farragut, West Knoxville, Bearden, Powell, Halls, Fountain City, South Knoxville, and Downtown Knoxville. We also serve surrounding communities including Maryville, Oak Ridge, Sevierville, and Jefferson City. Not sure if you're in range? Just call.

Are you licensed and insured?

Yes. We carry general liability and workers' compensation insurance. We're happy to provide proof of insurance before your job begins. Hiring an uninsured contractor puts you at financial risk — don't skip this question with any company you hire.

Soft Wash vs. Pressure Wash

What's the difference between soft wash and pressure washing?

Pressure washing uses high-pressure water (2,000–4,000 PSI) to physically blast away dirt. Soft washing uses low pressure (under 500 PSI) combined with biodegradable cleaning solutions that kill and remove organic growth at the root level. Soft wash is safer for delicate surfaces and produces longer-lasting results because it kills the organism rather than just removing it.

Will pressure washing damage my siding?

High-pressure washing can: warp or crack vinyl siding, force water behind siding panels, damage caulking and window seals, strip paint, and void siding warranties. That's why we use soft wash on all siding. High pressure is appropriate for concrete, brick, and certain masonry surfaces — not siding.

Is soft washing safe for my plants and landscaping?

Yes — we pre-wet all landscaping before applying cleaning solution and rinse thoroughly after. Our cleaning solutions are biodegradable and formulated to minimize impact on vegetation. We also cover or move vulnerable plants and flower beds before we start.

Roof Cleaning Questions

What are those black streaks on my roof?

Those dark stains are Gloeocapsa magma — a type of blue-green algae that feeds on the limestone filler in asphalt shingles. It's extremely common in East Tennessee due to our humidity. Left untreated, it shortens roof lifespan significantly. The ARMA (Asphalt Roofing Manufacturers Association) recommends soft wash cleaning as the only appropriate treatment method.

Will roof cleaning damage my shingles?

Soft wash roof cleaning is safe and actually recommended by most shingle manufacturers. High-pressure washing is what causes damage — it blasts away the protective granules that shield your shingles from UV and weather. We never use high pressure on roofs.

How long does roof cleaning last?

A properly done soft wash roof treatment typically keeps your roof clean for 2–4 years in Knoxville's climate. Some homes in shadier, more humid locations may need treatment every 2 years; sunny roofs often go 3–4 years between cleanings.

Pricing Questions

How do you price your services?

We provide written estimates based on property size, surface type, and the severity of staining or growth. We don't give price ranges over the phone without seeing the job — that's how surprise invoices happen. Our estimates are firm, and you approve them before we start.

What's a typical price for a house wash in Knoxville?

For a single-family home between 1,500–3,500 sq ft, a house soft wash typically runs $200–$450 depending on size and siding type. Larger homes or those with heavy algae buildup may run higher. We provide exact quotes, not estimates.
